Challenge

The facility’s Building Management System (BMS) was not actively managed, leading to inefficiencies. Several HVAC units were controlled by standalone thermostats and were not integrated into the BMS. Additionally, multiple large HVAC systems from different manufacturers were running continuously without centralized control, resulting in excessive energy waste and high operational costs.

The HVAC setup included:

  • One 40-ton rooftop unit
  • One 15-ton rooftop unit
  • Two 10-ton split systems
  • Two 5-ton split systems
  • Over 18 VAV boxes

Solution

Our team conducted a site walkthrough and a BAS inspection to assess system performance and identify opportunities for energy savings. We determined which units needed integration or retrofitting to provide necessary control.

  1. Integrated large HVAC units into the BMS via BACnet.
  2. Retrofitted smaller units to enable BMS connectivity.
  3. Implemented energy management strategies to reduce energy use during unoccupied hours while maintaining comfort during operating hours.
